Scam warning

Home Title Theft

A criminal forges your signature on a deed to “sell” your home or land, or takes out a loan against it, without you knowing. It most often happens to homes that are paid off, empty land, or rental and vacation properties.

Also called: Deed fraud, House stealing, Property fraud, Seller impersonation

The one thing to remember

Sign up for free property fraud alerts from your county recorder, if your county offers them, so you're told when someone files papers on your home.

How it happens

  1. A criminal finds your property in public records.
  2. They forge a deed, or pretend to be you to sell vacant land.
  3. They file the papers with the county, or take out a loan using your home.
  4. You might first notice when bills stop coming or a stranger shows up.

Warning signs

  • Your property tax bill or water bill stops coming.
  • Mail about a loan or sale you didn't make.
  • Strangers visiting your empty land or rental property.
  • Offers to buy your land you didn't ask for.

What to do

  • Call your county recorder's office and ask about free property fraud alerts.
  • Check your deed now and then on your county's website.
  • If something is wrong, contact a real estate lawyer and your local police right away.
